Landlord EICR FAQs

What is an EICR?
An EICR (Electrical Installation Condition Report) is a formal inspection and test of the fixed electrical installation in a property, the wiring, sockets, switches, consumer unit, earthing and bonding. A qualified electrician checks everything is safe, then issues a report stating whether the installation is satisfactory or unsatisfactory, with any issues clearly listed.
Is an EICR a legal requirement for landlords?
Yes. Landlords in England have a legal duty to ensure the electrical installations in their rented properties are inspected and tested by a qualified person, and to provide a copy of the report to tenants and, on request, to the local authority. We handle the whole process for you and provide the report you need.
How often do I need an EICR?
For rented properties an EICR is generally required at least every 5 years, and at the change of tenancy if the existing report is out of date or the property's condition has changed. If your report recommends an earlier re-test, follow that interval. We can advise based on your situation.
How much does an EICR cost?
It depends on the size of the property and the number of circuits, but you get a fixed price agreed upfront with no call-out fee. If you have several properties to certify, we offer multi-property discounts. Call us with the details and we'll give you a clear price.
What happens if my EICR fails or finds problems?
If the report comes back unsatisfactory, it means remedial work is needed to make the installation safe and compliant. We explain exactly what was found in plain English and quote any remedial work upfront, so there are no surprises. Once the work is done, you have a compliant installation and the right paperwork.
How long does an EICR take?
Most domestic EICRs take a few hours, depending on the size of the property and how many circuits there are. We book same-week appointments where we can, and we'll give you a realistic time estimate when you call so you can plan around your tenants.
